TV & INTERNET Northstar has a bulk rate contract with Resort Internet for TV and Internet services for all Northstar homeowners. The costs of the base contract services are included in your HOA Dues. There is an area wide network, Northstar Wi-Fi, with password of northstar2020. Each unit also has a network, the previous owner should provide the password. If you want to change the password, contact Resort Internet technical support. All equipment should be in place when you move into unit, if anything is missing contact Resort Internet. Any upgrades that you order will be billed to you directly. When you move out, all equipment should be left in place for the next owner. |
TRASH PICKUP
A dumpster shed is located at the southwest end of Northstar. This facility is shared with homeowners in Soda Spring II. There is a trash dumpster and recycling dumpster in the shed. Trash pickup is normally on Monday and Thursday, recycling on Friday. Place only household trash in the dumpster. No furniture or large items, electronic waster, hazardous material or construction debris should be placed in the dumpster - homeowners or contractors are responsible for getting such items to the dump.
No glass or plastic bags in the recycling dumpster. Please break down all cardboard boxes or containers.
Trash or recycling should never be left outside the dumpster shed. Please always lock the shed door when you are finished. Also, check that the garage door is properly locked - the bears have learned how to open the garage door if it isn't locked.
POOL AND HOT TUB
Northstar owners and guest have access to the Soda Spring pool and hot tub facilities located at the west end of the Northstar property. Please bring you own towels as they are not provided at the pool/hot tub.
VEHICLES AND PARKING
Northstar is fortunate to have generally sufficient parking and little unauthorized parking. Parking permits for owners and their guests are not required. The following rules are from our Good Neighbor Policy:
a. No abandoned, unlicensed or inoperable vehicle of any kind shall be stored or parked on the Common Elements.
b. No Owner or occupant shall park more than two vehicles per Unit on the Common Element parking spaces. All parking spaces including garage driveways are Common Element spaces. Use of the garage driveway for parking counts against the limit of two spaces.
c. There are 17 unreserved parking spaces. When approaching full occupancy, it would be courteous for owners/occupants to use their garage and driveway parking before using unreserved parking.
Our declaration prohibits parking the following vehicles within the common elements: oversized vehicles, trailers, boats, recreational vehicles, trucks over one ton, or commerical vehicles. Temporary parking of such vehicles for delivery or loading is permitted.
U.S. MAIL
We do not have U.S. mail delivery at Northstar. Post office boxes are available at the Dillon post office.
PACKAGE DELIVERY For package delivery, you should just use your street address and unit number. The street address for the six buildings are 502, 512, 522, 532, 542, and 552 Northstar Dr. Unit number can be placed on the same or subsequent line. If the package is coming via USPS, it will be returned to the sender. Do NOT use this address for U.S. Postal Service. UPS and Fedex will deliver to this address. |
BEARS
We do have bears that frequent Northstar, especially in the Spring and Fall months, but also through the summer. They typically roam at night. It is important that you not keep any food items in your car if it is parked outside, even if it is locked. We have been fortunate at Northstar so far, but nearby areas have had instances of bears smashing their way into the car in order to get something as simple as an open bag of potato chips.
MOOSE
It is very common to see moose at Northstar throughout the year. They can be unpredictable, especially if it is a female with her young nearby. You should never approach them. Take your picture from afar!
MAINTENANCE ITEMS
If you have maintenance items that need to be addressed on the outside of your unit, including driveways and decks, you should contact Axiom Management directly. You can find their contact information under the Contacts->Property Management tab of this website. Any maintenance items required on the inside of your unit, including electrical, heating or plumbing, is your responsibility to address with a contractor of your choice.
SNOW REMOVAL
We have two different contracts for snow removal. One for plowing roads and driveways, and another for hand shoveling of walkways. The road and driveway service kicks in when there is 3 inches or more of accumulation in a 24-hour period. The hand shoveling is done for any amount of snow and typically is done in the early morning.
LANDSCAPING
Northstar maintains the landscaping in the front of each unit and at the east entrance to the property. This includes a Spring clean-up, Fall pruning and noxious weed control throughout the summer. We will mow the grass behind or on the side of your unit. The grass is mowed three times per summer on an as needed basis. Please note that the grassy areas are not intended to be maintained as a groomed lawn, but rather as wild grasses. Before you make any changes to the landscaping for your unit, front or back, you should submit a "Request for Architectural Approval" to the Board to ensure that your changes are in keeping with the overall look of the neighborhood. ARCHITECTURAL CHANGES
Any architectural changes you want to make to the outside of your unit must go through the Architectural Control Committee and you must submit a "Request for Architectural Approval". This includes but is not limited to any changes to lighting, decks or roofs, adding or extending decks, adding any stand-alone structure, fencing, adding a hot tub, firepit or patio, and changes to driveways. The rules and regulations used by the Architectural Control Committee can be found under the Resources->Policies section of this website.
